The Basic 800-SF unit has 2 Master Bedrooms , each, with a large built-in closet and a standard Bath-room, an open floor Living & Kitchen, Powder room, Pantry,Washer/Dryer...

This floor plan has an eight hundred Sq.Ft. foot-print, and is easily mounted on different types of foundation systems.

A smaller floor plan is, the Basic 650- SF unit, with 650 Sq.Ft. foot-print, 1 Master Bedroom , a large built-in closet and a standard Bath-room, Living, Kitchen, Powder room, Pantry, Washer/Dryer ...

To see the models and make inquiries:

Use the, The Basic 800-SF ADU Left or Right black arrow on the yellow bar to choose a foundation type, then cycle through the views of the model on the selected foundation type, by using the bottom arrows where it says " Click Left/Right arrow...".

For purchasing inquiries, fill-in your information, check your option boxes, and Save as PDF, attach your PDF to an email and send to, " info@mygrannypad.com".
Please note: For the best printing result, set: (Layout=Landscape, and the, More settings-->Paper size=A3).

What's in a "Basic 800-SF" flat-Pack ?

For quick installations, all standard floor plans come in flat-packs (lumber , Engineered Wood) and/ or pre-fabricated panel systems .

A flat-Pack bundle contains all the required material to assemble the, Floor, Walls, and, Roof for an 800 Sq. Ft. ADU (Accessory Dwelling Unit).

Every item is pre inspected for material quality, it is cut to size, numbered, color coded, and re-inspected before packing and shipping.

Per order, the bundles can either be delivered unassembled , or pre- assembled ready for installation.

*OPTIONS

In addition to, or in place of the basic items for a build, you may add or upgrade packages using the available options.

 

To add an option on the list :

Pick any Foundation Type using the left and right arrows on the yellow bar with the package name, The Basic 800-SF ADU,then check the boxes next to your item.

-RAMP: This option allows wheel chair access , you can add a RAMP to the front or/and rear of the building in combination with stairs ( please see the " 4 feet high, Raised Concrete Foundation" to get an idea).

-STAIRS: For units installed on raised foundations 2 feet and higher ( please see the " 2 feet high, Raised Concrete Foundation" to get an idea). Design your own, it can be delivered to you in a Flat-Pack.

-DOORS: Doors are not included in the Basic Package. We can order and deliver upon your request. Custom designed doors can be made in house and to your specifications, you can design your own! ask for it in your inquiry.

-WINDOWS: Windows are not included in the Basic Package. We can order and deliver upon your request.

-ROOF: The Basic ROOF is 5" wider than the unit's foot print( please see the " Basic 800-SF Floor Plan Short Roof " to get an idea), in the rear of the unit, the Short Shade OPTION extends 5', and the Long Shade 10' to cover a porch. In front of the building, the Short Shade OPTION extends 6', and the Long Shade 16' to provide a covered parking.

-FOUNDATION: Check the box next to the foundation system for your project. Different types of foundations may have additional hardware provided in their Flat-Pack.

-EXT.FINISH : The Basic choice is wood siding, you can always upgrade to a different exterior finish to match the exterior of your main house.

-SOLAR SYSTEM: A solar system would lower energy costs. An added battery can save the generated solar power as well as allowing purchase of the cheaper energy during the off- peak hours.The stored power can be used or sold back to your provider for credits. This OPTION is highly desirable.
